While trying to find value in existing real estate assets, we strive to add value to these properties by repositioning them thus affording us the potential to increase rental rates. When the market makes it difficult to find these value add assets, we turn to ground up development. We are currently continuing to develop shopping centers and 55+ housing.

The Principals of Lone Star Partners have over 30 years of combined experience in identifying properties that fit our criteria. Providing our investors an exceptional return in a timely manner is the primary concern with site selection. From there you have to understand all the obstacles involved to make sure that nothing can get in the way of the projects success. Finally, we have some of the best reputations in the markets we work in. As former Brokers, we understand what its like to walk in their shoes. That understanding means a lot to the Brokers. Therefore, several of the key brokers in each market will bring us opportunities before they take them to other developers.
Ground up Development
Yes, there’s more to it than just a great purchase of a property. Shepherding that project to completion is just as important. There are many “hidden” obstacles that impact the viability and profitability of a project. The whole project and potential profits can go south if you don’t know what to look for. Further, its important to make sure the construction process proceeds on time and on budget. Communication with the engineers, architects and general contractor is critical. A lot of other developers don’t get their hands dirty enough with this stage, but at LSP we know that the end result and great partnerships requires getting some cement on our shoes from time to time.

Rob has worked with many of the top brokerage houses throughout his career including Marcus & Millichap and NAI. Rob specialized in investment sales.
As a partner in the firm, Rob is responsible for site selection and working with the architects and engineers to ensure the parcel of land is used in accordance with the correct risk management strategy. He also hires the general contractor and works alongside the architect to ensure delivery on time and within budget. Further, he selects the right brokerage team to lease, manage and sell the asset.
During the financial crisis in 2008, Rob and his business partners created the precursor to Lone Star Partners to take advantage of depressed property values. During this time they acquired some of the best shopping centers in Houston. As it became hard to find value in existing assets, they turned to ground up development.
Over the past decade, Rob has either completed, or is in the development process of 30 projects which include retail buildings, industrial parks and 55+ apartment complexes. Rob’s keen attention to detail and unparalleled diligence results in a profitable exit on every completed development project.

Jeffrey C. Barbles serves as a principal of Lone Star Partners, has over thirty years of real estate experience, and has completed over $1 Billion in real estate transactions. Jeff has worked with many of the top brokerage houses throughout his career including Grubb & Ellis, Marcus & Millichap, NAI and Moody Rambin.
Jeff specializes in industrial and retail services, inclusive of leasing, management, development, consulting, appraisal and investment sales. In addition to real estate brokerage, Jeff has been a commercial real estate appraiser, owned and operated a commercial construction company, and developed a specialized web-based property management software.
Prior to devoting 100% of his time to Lone Star Partners, Jeff leased and managed over 2.6 million square feet of commercial real estate in Texas and two hotels in Costa Rica. Over the past decade, Jeff has either completed, or is in the development process, of 30 projects. These ground up developments include 55 PLUS MDU complexes, retail shopping centers, single tenant retail buildings, industrial parks and medical office buildings. Jeff’s site selection and construction management results in a profitable exit on every completed development project.

Richard Barbles
Prior to joining Lone Star Partners, Richard was a co-founding partner with Clay Healthcare Development. Throughout his 20 year career, he also held executive roles at Stream Realty Partners, Colvill Office Partners and Fuller Realty Partners. Richard has developed and/or acquired over 4 million square feet of office and medical office properties in and around Houston, TX.
Richard has a unique ability to communicate with doctors. Many of his tenants invest in the developments. Coming from a medical family, he understands their point of view and is able to demonstrate how they can benefit from investing in their buildings.
Richard earned his undergraduate degree from Mississippi State University, where he also was a member of the MSU golf team.
